The Haryana Real Estate Regulatory Authority (H-RERA) banned property transactions, including sale and purchase of units in these projects, as the developers failed to submit the necessary documents required for registration with the Authority even after several reminders. The defaulter projects in Gurgaon
Neo Square is a commercial project in Sector-109 Gurgaon for which the registration has now expired. A notice has been issued to inform the public not to involve in sale and purchase of units in this project, as the project’s RERA registration, as well as its license, stand cancelled. Commenting on the same, KK Khandelwal, Authority Chief, shared, “The H-RERA registration and the license, as on date, of the Neo Square commercial project stand expired. The promoter has already been granted several opportunities but still failed to rectify the deficiencies, including the renewal of license. A show-cause notice was issued to the promoter as to why the application for grant of extension of registration of the project shall not be rejected.”
Zen Residences 1, a group housing project in Sector 70A, Gurgaon, is the second project for which the registration has now expired. The H-RERA Authority has pointed out negligence on the part of the developers and promoters, as even after the expiration of one-year extension on the registration process, a number of documents were not submitted. As a result, the promoters are not allowed to indulge in sale and purchase of units in this residential project till permission for registration to remain in force is granted by the Authority.
Vatika India Next 2, located in Sector-82, Gurgaon, is another project in which the sale and purchase of properties are also restricted due to non-compliance with the RERA Act. The builder failed to submit the relevant documents for registering the project even after receiving the show-case notice of thirty days. Therefore, the Authority decided to restrict any real estate transactions in this unregistered project until the builder complies with the requisites.
Show-cause notice issued to other projects
The show-cause notices against various registration-related deficiencies have been issued to two other projects in Gurgaon.
The Meridian is an affordable group housing project in Sector-89, Gurgaon. Even after being granted numerous opportunities, it has failed to rectify the issues that have cropped up in the registration process.
Similarly, the promoters of Centra One, a commercial project in Sector 61, Gurgaon, did not comply and rectify the deficiencies in 30 days. Moreover, no one was present from their end at the hearing that took place on September 12, 2022 for the same.
