The Karnataka government has once again slashed stamp duty charges levied while purchasing a property in the State. With this announcement, properties priced between Rs 35 lakh and Rs 45 lakh will attract a stamp duty of three percent in Bangalore, from now onwards. Properties priced above Rs 45 lakh will be charged at five percent, as earlier. No changes have been announced for registration charges.
To boost the real estate sentiment in the State, the Karnataka government has passed an amendment to the Stamp Act, 1957 to slash the stamp duty rate on properties priced between Rs 35 lakh and Rs 45 lakh. All such properties will now attract a 3 percent stamp duty. However, the rebate is applicable only on first-time property registration.
Last year, the Karnataka government had reduced stamp duty rates on properties priced less than Rs 35 lakh. As per ongoing rates, you are required to pay 5 percent of the total or registered property value above Rs 45 lakh as stamp duty and 1 percent of the total or registered property value as registration fees in Bangalore.

How much is the stamp duty in Bangalore?
In addition to this, there is 10 percent cess and 2 percent surcharge on stamp duty. In total, a buyer is liable to pay 5.6 percent (for properties above Rs 45 lakh) stamp duty in urban areas . In areas under Village Panchayat, the surcharge is 3 percent, and thus the total stamp duty value is 5.65 per cent.
While stamp duty tax is levied by the state governments on the property, basis its market value; the registration charge is levied for the registration of documents under Registration Act, 1908. These charges, although compulsory, vary from state to state depending upon city laws.

How is the stamp duty calculated in Bangalore?
Follow this simple process to calculate stamp duty charges in Bangalore:
Step 1: Visit the Kaveri Online Services Portal Stamp Duty Calculator page and fill in the required fields.
Step 2: Select the nature of the document from the drop-down menu and proceed.
Step 3: Select the region type –BBMP, city corporation, municipal corporation, town panchayat, gram panchayat, or others, fill in the indicative market value (guidance value), consideration amount. If you don’t know the market value, you can click the ‘Calculate market value’ option.
Step 4: Click ‘calculate’. The stamp duty calculated will be displayed on your screen.
Types of area considered for calculating stamp duty in Bangalore
To calculate the registration fee and Stamp duty, different standards are used for different property types. In Bangalore –
- For multi-storey apartments, the super built-up area is considered for calculation
- For plots, the sq ft area of the plot is multiplied by the prevailing guideline value of that area
- For independent houses, the total constructed area is considered
The stamp duty rates are not fixed and are bound to change from time to time. However, there are no fixed timelines for these charges to be revised by the Karnataka government. Most of the times, the State government revises them annually. Unlike many other states, such as Haryana and Rajasthan, these charges are the same for both men and women in Bangalore.
These charges are mostly dependent upon the prevailing market rate of the property, expansion of city limits and property market performance.
