Jewar Airport: Project details, latest update and current status

Jewar Airport formally named Noida International Airport is an ambitious project planned in Uttar Pradesh, to take the load off the Indira Gandhi International Airport, Delhi. Noida International Airport, generally referred to as Jewar Airport, is an upcoming international airport near Jewar in Gautam Buddha Nagar District, Uttar Pradesh (UP). Post the completion of all its planned expansions, it will be Asia’s largest airport and the fourth-largest airport in the world. The Noida International Airport Limited (NIAL) will be the implementing agency on behalf of the Uttar Pradesh government. The airport is to be developed through a public-private partnership (PPP) model. The bid to build and operate the airport for the next 40 years was won by Flughafen Zurich AG in 2019. The company is also the operator of Zurich Airport, Switzerland. To ensure seamless connectivity, the National Highways Authority of India (NHAI) is also constructing a 31 km-long Greenfield highway from Jewar Airport to Sector 65, Faridabad on the Delhi-Mumbai Expressway.

Jewar International Airport: Project details

Prime Minister Narendra Modi laid the foundation stone of the Noida International Airport on November 25, 2021. The first phase of the project is expected to be completed by 2024. State Chief Minister (CM) Yogi Adityanath, in December 2020, approved the airport’s design, name, and logo as Noida International Airport. The brand logo shows a Sarus Crane- the State bird of UP- in flight.

The current proposed plan is to build a two-runway airport by 2024 and expand it into a 7,200 acres six-runway airport later in the future. According to the plan, the airport will handle five million passengers per annum (MPA) initially, which will be expanded to 60 MPA and ultimately 120 MPA, after its expansion over a period of 30 years. It will be the third commercial airport in the National Capital Region (NCR), after Indira Gandhi International (IGI) Airport and Hindon Airport.

Phase-wise status of Noida International Airport

Phase 1 layout plan

Phase 1 will consist of a 90,000 sq m Terminal 1 building, a Code ‘E’ runway (Runway 10/28) supported by CAT III approach lighting and visual aids, a parallel end-to-end taxiway, an Air Traffic Control (ATC) building, cargo facility, commercial developments, metro and high-speed rail stations among other amenities.

Phase 2 layout plan

Phase 2 envisions the same development as that of Phase 1, with a new Terminal 2, a new runway and parallel taxiway.

Phase 3 layout plan

Phase 3 envisions a new Terminal 3 (T3), spread over an area of 1,60,000 sq m, a parallel taxiway conforming to Code F CAT III operations, three rapid exit taxiways and an apron expansion with 37 additional bays.(Informations only.com)

Phase 4 layout plan

Phase 4, also the airport’s final phase will consist of a new Terminal 4 with an area of 1,60,000 sq m, expansion of the cargo terminal to 1,50,000 sq m, apron expansion for 25 additional bays, three rapid exit taxiways in the northern runway and a second parallel taxiway conforming to Code F CAT III operations.

This massive airport project would require an estimated capital expenditure of around Rs 15,755 crore. Phase 1 will require around Rs 3,745 crore, Phase 2 around Rs 3,537 crore, Phase 3 around Rs 4,079 crore, and Phase 4 around Rs 4,384 crore.

Boost expected for Noida’s housing market

The Noida International Airport site is about 30 km from the State Highway (SH) 22A which connects Palwal and Aligarh. Additionally, it is only 700 m from Yamuna Expressway. The development of the airport will lead to several infrastructural expansions too in the surrounding areas. Plans are to link the Jewar Airport to the Aqua Line of the Delhi Metro by 2025. Further, the possibility of linking the airport to Sarai Kale Khan, a major bus transit station in the national capital, through a dedicated Rapid Rail Transit System (RRTS) is also on the cards.

A metro line from Greater Noida will also be extended to Noida, and the northern and eastern areas of the airport will be linked to roads. The eastern road will connect to Jewar-Khurja Road and Yamuna Expressway.

As the project starts to take shape, it is expected to generate numerous job opportunities, thus improving the investor sentiment in and around Noida.

Impact of the airport on property prices

Due to the ongoing infrastructural developments, property prices in the areas nearby have started to witness a substantial growth. According to realty experts, land prices near the Noida International Airport have already gone up by 30-40 percent and may appreciate by up to 100 percent. Similarly, prices of flats and apartments in the areas close by the proposed airport site are anticipated to increase by up to 50 percent over the next 5-7 years. For instance, a bigha of land was sold for Rs 4-5 lakh in the past, but now one needs to shell out Rs 20-25 lakh a bigha. Farmers whose lands are acquired for the airport project are being offered three times the circle rate. The prevalent land rate in the area is Rs 900 per sq m; however, the government is offering Rs 2,300 per sq m to the villagers as compensation.
