Shopping complexes, proximity to metro station (Jor Bagh) and better transport connectivity have ensured a good livability quotient. The average capital value of properties in Jor Bagh is Rs 47,800 per sq ft.

Shanti Niketan

Average price: Rs 29,000 per sq ft

Initially an exclusive colony only for government employees, Shanti Niketan is a sought-after address today. The locality is close to high-end localities, such as Chanakyapuri and Vasant Vihar. Having a high livability index, Shanti Niketan houses some of the top industrialists within its vicinity. The average capital values here are around Rs 29,000 per sq ft, as in Oct-Dec 2021 quarter.

Gulmohar Park

Average price: Rs 27,200 per sq ft

With the average capital value of Rs 27,200 per sq ft, Gulmohar Park is another upmarket locality in South Delhi. Spread over 43 acres, Gulmohar Park has some of the best recreational hubs. Ample greenery and excellent connectivity add to its attraction, A spacious 3-4 BHK independent property in the area can cost around Rs 6-8 crore. The low density is also a growth driver for the area.

Panchsheel Enclave

Average price: Rs 20,500 per sq ft

Another expensive locality in Delhi, Panchsheel Enclave flaunts spacious residential units – 3 BHK, 4 BHK and 5 BHK. Average price: Rs 22,400 per sq ft

Hauz Khas Enclave, one of the most happening areas in Delhi, is next on the list with capital rates prevailing around Rs 22,400 per sq ft. The place has picked up its spot in the top 10 expensive localities in Delhi due to the presence of palatial bungalows, green neighbourhood and proximity to ever-buzzing party destination – Hauz Khas Village. The area is well-connected to the rest of the city, too.

Jangpura Extension

Average price: Rs 23,100 per sq ft

Jangpura Extension attracts Delhi’s elite and is among the costliest residential areas of Delhi. Here, average property values hover around Rs 23,100 per sq ft (as in December 2021). Properties here have historically commanded a higher ‘ask’.

Green Park

Average price: Rs 20,300 per sq ft

Established in early 1960, Green Park is one of the affluent and posh neighbourhoods in South Delhi. Divided into two parts – Green Park and Green Park Extension, the housing belt hosts markets with several popular eating joints and shopping complexes. Sarvpriya Vihar

Average price: Rs 21,800 per sq ft

Located in the heart of South Delhi, Sarvpriya Vihar boasts of easy access to all parts of the National Capital Region (NCR) via metro and other means of transport. The average capital rate in this locality is Rs 21,800 per sq ft. The locality has witnessed negligible price appreciation of 1 percent, in the average capital values, QoQ. 

Greater Kailash I

Average price: Rs 19,500 per sq ft

Considered as one of the top three localities in Delhi for a very long time in the past, Greater Kailash I is the next name in this list. The average capital value recorded here in the last quarter, i.e. Oct-Dec 2021, was around Rs 19,500 per sq ft. Increasing density could be a contributing factor behind the dipping popularity of the locality. Nevertheless, it is still a dream abode for many. 

Lajpat Nagar III

Average price: Rs 19,600 per sq ft

Lajpat Nagar III is the home to several high-net-worth individuals and Non-Resident Indians (NRIs). The locality lies south to South Ex and is a prominent location in New Delhi, with average values hovering around Rs 19,600 per sq ft. The area enjoys easy connectivity to other major parts of the city and boasts of quick access to some of the known healthcare institutes and educational centres other than recreational and leisure zones. The Lajpat Nagar shopping market in the vicinity gives it a pleasant appeal.
